Walkability Raises Property Values
A 10-point increase on a 100-point scale of a property's "walkability"—the degree to which the location encourages walking for recreation or shopping—increases offices' and stores' value by 9%, say Gary Pivo of the University of Arizona and Jeffrey D. Fisher of Indiana University. The effect for apartments is just 1%, possibly because apartment dwellers dislike the traffic that comes with proximity to stores and parks. For example, an office or retail building with a score of 80 is worth 54% more per square foot than one scoring 20, but an apartment scoring 80 is just 6% more valuable than one scoring 20, all else being equal.
